KNS Billore Plots in Yelahanka

KNS Billore is a completed plotted development by KNS Infra at Kadatanamale village, off Doddaballapura Road in North Bangalore. This guide sets out the layout, the plot sizes and prices, and the approvals behind it. It closes with the checks a buyer should finish before paying for a plot.

Project at a Glance

KNS Billore is a compact layout of fewer than 200 plots. Its main facts are listed below.

  • Developer: KNS Infra, through the company Billore Ventures Private Limited
  • Location: Survey Nos. 37/1 and 37/3, Kadatanamale village, Hesaraghatta hobli, Yelahanka taluk
  • Land: 11 acres and 8 guntas (45,325 sq m)
  • Plots: 199 residential sites
  • Layout approval: Doddaballapura Planning Authority, dated 27 March 2024
  • RERA number: PRM/KA/RERA/1251/472/PR/020724/006937, granted on 2 July 2024
  • Registered completion date: 27 May 2026
  • Starting price: Rs. 47 Lakhs for a 30 x 30 plot

Location and Connectivity

Kadatanamale is a village on the Doddaballapura Road side of Yelahanka taluk, north of Rajanukunte. The layout is north of Yelahanka and south of Doddaballapura town. Doddaballapura Road (SH 9) is the main route in either direction.

Yelahanka holds the nearest large hospitals, colleges and shopping streets. Kempegowda International Airport is to the east, and the drive goes through Rajanukunte or Yelahanka. The industrial areas of Doddaballapura are the closest centres of work.

The stretch between Rajanukunte and Doddaballapura is still filling in. Schools and daily shops are fewer than in Yelahanka, and most trips need a car or two-wheeler. A buyer who plans to live at KNS Billore should time the drive to work and to school before deciding.

Layout and Plot Mix

The 199 plots take up about 52% of the land. Roads cover about 31%, three parks cover about 12%, and two civic amenity sites cover 5%. In all, about 48% of the layout is kept free of plots.

All the regular plots are 30 feet wide, and the 30 x 40 size leads the mix.

  • 30 x 30 (900 sq ft): 5 plots
  • 30 x 35 (1,050 sq ft): 19 plots
  • 30 x 40 (1,200 sq ft): 126 plots
  • 30 x 50 (1,500 sq ft): 15 plots
  • Odd-sized sites: 34 plots

The 30 x 30 and 30 x 50 sizes are few, so a buyer set on either should ask early whether one is still open. Odd-sized sites are usually at corners and edges, and their exact measurements need to be read from the approved plan.

Shared spaces at KNS Billore are outdoors. The layout has a cricket pitch, a multipurpose sports court, a jogging track, an outdoor gym, a children's play area and landscaped gardens. The absence of a clubhouse and pool keeps the future maintenance bill lower.

KNS Billore Price List

KNS Billore prices start at Rs. 47 Lakhs for a 30 x 30 plot and go up to Rs. 78 Lakhs for a 30 x 50 plot. The starting price of each size is shown below.

Plot SizeArea (sq ft)Price
30 x 30900Rs. 47 Lakhs onwards
30 x 351,050Rs. 54.8 Lakhs onwards
30 x 401,200Rs. 62.5 Lakhs onwards
30 x 501,500Rs. 78 Lakhs onwards

The price per sq ft is about Rs. 5,200 on every size. A larger plot therefore buys more land at the same rate. Corner and park-facing plots are usually priced above the starting figure.

The sale of a plot does not attract GST. Stamp duty is 5.6% with cess and surcharge for a property above Rs. 45 Lakhs, and the registration fee is 2%. On a plot of Rs. 47 Lakhs, the two together come to about Rs. 3.57 Lakhs. The EMI calculator helps with the loan side, and banks treat plot loans differently from home loans.

RERA, Approvals and Status

KNS Billore RERA registration number is PRM/KA/RERA/1251/472/PR/020724/006937, granted on 2 July 2024. The number can be checked on the Karnataka RERA portal, where the approved layout plan and the plot schedule are filed. The Doddaballapura Planning Authority, which works under the BMRDA, approved the layout on 27 March 2024.

Work started on 4 June 2024, and the registered completion date was 27 May 2026. That date has passed, and KNS Billore is now a completed layout. A completed layout has one clear advantage: the roads, drains, parks and power lines are there to be inspected before any money is paid.

The registration names the local panchayat as the source of water. Ask how the supply reaches each plot and whether borewells back it up. The answer matters more in summer than at any other time.

About KNS Infra

KNS Infra is a Bangalore developer of plotted layouts, founded in 2007 by K. N. Surendra. Its layouts are spread across Mysore Road, Kengeri, Tumkur Road, Yelahanka and Sarjapur Road, and it also builds in Mysuru. KNS Billore is one of its smaller layouts in the north of the city.

Checks Before Booking

A finished layout removes the delivery risk, and the paperwork still needs care. These checks cover the main points.

  1. Match the plot number, dimensions and boundaries on the sale deed with the approved plan filed with RERA
  2. Have a lawyer read the title deeds, the land conversion order and the Encumbrance Certificate for Survey Nos. 37/1 and 37/3
  3. Ask for the planning authority's order that releases the plot for sale
  4. Walk the layout and test what is finished: roads, drains, street lights, water lines and the parks
  5. Ask whether the plot is a first sale by the developer or a resale by an earlier buyer
  6. Ask which khata will be issued for the plot and which local body will issue it
  7. Check the maintenance charge and who looks after the layout now that work is over

Who KNS Billore Suits

KNS Billore suits a first-time plot buyer with a budget under Rs. 80 Lakhs who wants a finished, approved layout in North Bangalore. It also suits a buyer who wants to start building soon, since the layout work is over. The 900 sq ft plot keeps the entry price under Rs. 50 Lakhs.

Buyers who need a plot wider than 30 feet will find few options in this layout. Those who want a clubhouse, a pool or a short drive to a metro station should look closer to Yelahanka. A buyer who works in the south or east of the city should weigh the daily distance with care.
