Location and Connectivity
Kanaminaki is a village south of Mysore Road, in the Kumbalgodu area beyond Kengeri. The layout is in Kengeri hobli of Bengaluru South taluk, and the Kumbalagodu gram panchayat is the local body. Mysore Road (NH 275) and the Bangalore-Mysore expressway are the main routes into the city and out towards Bidadi and Ramanagara.
The NICE Road junction on Mysore Road links this side of the city to Kanakapura Road, Bannerghatta Road and Electronic City. The Purple Line of Namma Metro ends at Challaghatta, its western terminal on Mysore Road. The layout is outside walking range of the metro, so daily travel depends on the road.
Kengeri and Rajarajeshwari Nagar hold the nearest large hospitals, colleges and shopping. Bidadi's industrial area is a short drive in the other direction. A buyer who plans to live here should drive the route from the site to work and to school at peak hours before deciding.
Layout and Plot Mix
The 193 plots take up 24,600 sq m, which is about 55% of the land. Roads cover about 30%, and six parks and open spaces cover the remaining 15%. That split is normal for an approved layout, where roads and parks are set aside before plots are numbered.
The plot mix is weighted towards the smaller sizes, as the count below shows.
- 30 x 40 (1,200 sq ft): 73 plots
- 30 x 45 (1,350 sq ft): 60 plots
- 30 x 50 (1,500 sq ft): 46 plots
- 40 x 60 (2,400 sq ft): 2 plots
- Odd-sized sites: 12 plots
The 40 x 60 size is rare in this layout, with only two such sites. A buyer who wants a large plot should ask early whether one is still open. Odd-sized sites are usually at corners and edges, and their exact measurements need to be read from the approved plan.
Shared spaces at KNS Sampada are outdoors. The plan includes dense Miyawaki-style planting, landscaped gardens, a yoga and meditation lawn, and jogging and cycling tracks. The layout has no clubhouse or pool, which also keeps the future maintenance bill lower.
KNS Sampada Price List
KNS Sampada prices start at Rs. 92.6 Lakhs for a 30 x 40 plot and go up to Rs. 2.11 Crore for a 40 x 60 plot. Each size has a band, and the plot's position in the layout decides where it falls.
| Plot Size | Area (sq ft) | Price |
|---|---|---|
| 30 x 40 | 1,200 | Rs. 92.6 Lakhs to Rs. 1.05 Crore |
| 30 x 45 | 1,350 | Rs. 1.04 Crore to Rs. 1.18 Crore |
| 30 x 50 | 1,500 | Rs. 1.15 Crore to Rs. 1.31 Crore |
| 40 x 60 | 2,400 | Rs. 1.85 Crore to Rs. 2.11 Crore |
The price per sq ft is about Rs. 7,700 to Rs. 8,800 across all four sizes. A similar rate on small and large plots makes the sizes easy to compare. Corner and park-facing plots are usually at the upper end of each band.
The sale of a plot does not attract GST, which applies only to a later construction contract. Stamp duty is 5.6% with cess and surcharge, and the registration fee is 2%. On a plot of Rs. 92.6 Lakhs, the two together come to about Rs. 7.04 Lakhs. The EMI calculator helps with the loan side, and banks treat plot loans differently from home loans.
RERA, Approvals and Timeline
KNS Sampada RERA registration number is PRM/KA/RERA/1251/310/PR/250725/007953, granted on 25 July 2025. The number can be checked on the Karnataka RERA portal, where the approved layout plan and plot schedule are also filed. The layout plan was approved by the Bangalore Development Authority on 29 May 2025.
The registered completion date is 27 June 2030, five years after the start date of June 2025. Plotted layouts often finish their roads, drains and services sooner than that. The date on the registration is the outer limit for delay claims, so ask the developer for the planned handover date of the specific plot in writing.
The handover date and the date construction of a house can begin are separate questions. A plot can be registered in the buyer's name before the layout work ends. Building a house needs the roads, water and power lines to be in place, and a building plan approval of its own.
About KNS Infra
KNS Infra is a Bangalore developer of plotted layouts, founded in 2007 by K. N. Surendra. Its work is spread across Mysore Road, Kengeri, Tumkur Road, Yelahanka and Sarjapur Road, and it also builds in Mysuru. KNS Ananta, a much larger layout in the same Kengeri belt, is under development with a registered completion date in April 2028.
A completed KNS layout is the best reference for what KNS Sampada will look like at handover. A visit to one shows the road width, the drains, the park upkeep and how quickly owners have started to build.
Checks Before Booking
With a plot, the paperwork is the product. These checks cover the main risks.
- Match the plot number, dimensions and boundaries on the agreement with the approved layout plan filed with RERA
- Have a lawyer read the title deeds, the land conversion order and the Encumbrance Certificate for Survey Nos. 90/1 to 90/5
- Ask for the BDA order that releases the plot for sale, since sites in an approved private layout are released in stages
- Confirm the source of water: the registration names the Kumbalagodu gram panchayat
- Take the handover date and the list of finished services (roads, drains, power, water, sewage) in writing
- Ask which khata will be issued for the plot and what the developer charges for it
- Check the maintenance charge and how long the developer will maintain the layout
Who KNS Sampada Suits
KNS Sampada suits a buyer who wants a registered plot in a small layout near Kengeri and is prepared to wait before building. It also suits families who value a quiet layout with parks over a clubhouse. The small number of plots makes for a close community once houses come up.
Buyers who need to build within a year or two should ask for a firm handover date first. Those who want a pool, a gym or a metro station close by will find better matches elsewhere. A buyer who works in East or North Bangalore should weigh the daily distance carefully.
