Provident Housing in Bangalore: Developer Profile for Home Buyers

Provident Housing is the mid-income housing brand of the Puravankara group, with large apartment communities on the edges of Bangalore. This profile explains how the company is set up, where it builds in the city, what its link with the parent means in practice, and what a buyer should check in any Provident project.
Who Provident Housing Is
Provident Housing Limited was set up in 2008 as a wholly owned subsidiary of Puravankara Limited. The parent was founded in 1975, has its head office on Ulsoor Road in Bangalore and is listed on the stock exchanges. Provident and the parent share the same leadership and the same registered office.
The brand builds large communities for mid-income buyers, a segment it calls affordable luxury. Its scale, in the company's own figures, is as follows:
- Presence in 9 cities: Bangalore, Chennai, Hyderabad, Kochi, Coimbatore, Mangalore, Goa, Mumbai and Pune
- About 12.8 million sq ft completed, across about 14,000 homes
- About 7.2 million sq ft under construction, across about 11,000 homes
- About 5.2 million sq ft planned or under approval
Provident was also an early user of precast construction in housing, from 2012. In precast work, walls and slabs are cast in a factory and assembled on site, which shortens the building cycle of repeated mid-rise towers.
Where Provident Builds in Bangalore
Provident projects in Bangalore are located along the main roads out of the city, where large land parcels are available. Most are townships built in phases over many years. The main ones are as follows:
| Project | Location | Stage |
|---|---|---|
| Provident Sunworth City, with the Equinox phases | Off Mysore Road, near Kengeri | Early phases occupied; Equinox 3 to 6 due between March 2028 and December 2030 |
| Provident Park Square | Judicial Layout, off Kanakapura Road | First three phases occupied since August 2022 |
| Provident Neora | Yelahanka taluk, North Bangalore | Registered in 2018; registration ran to September 2023 |
| Provident Capella | Hoskote taluk, East Bangalore | Two phases; registrations ran to 2024 and 2025 |
| Provident Botanico | Hoskote taluk, East Bangalore | Registered in March 2024; due in September 2028 |
| Provident Deansgate | Devanahalli taluk, North Bangalore | Two phases, due in May 2027 and March 2028 |
Provident Sunworth City is the largest, a 60-acre township where six Equinox phases alone add up to 2,880 homes. Provident Botanico and Provident Deansgate are the current under-construction projects in the east and the north.
What the Homes Are Like
A typical Provident project has many mid-rise towers of 12 to 14 floors on a large site, with a clubhouse and sports spaces in the open ground between them. Homes are compact. At Sunworth City, a 2 BHK has about 628 sq ft of carpet area and a compact 3 BHK about 775 sq ft.
The compact sizes keep the price of a home lower than in the parent's Purva projects, even where the rate per sq ft is similar. Newer phases add larger plans, such as three-bedroom homes with three bathrooms and about 1,260 sq ft of carpet area. Prices in the newer Bangalore phases now start close to Rs. 1 Crore, so the brand is better described as mid-income than as low-cost.
What the Puravankara Link Means
The parent is a large listed developer. Puravankara reported sales of Rs. 7,407 Crore for the financial year 2025-26, its highest so far, and publishes audited results every quarter. A Provident buyer therefore deals with a group whose finances are open to public view.
The link shows up in the paperwork as well. Several Provident projects are registered with Puravankara Limited as the promoter, among them Park Square and Deansgate. Others, such as the Equinox phases and Botanico, are registered with Provident Housing Limited. The registered promoter is the entity that signs the agreement for sale.
A strong parent lowers the risk of a project being abandoned. It does not remove the risk of delay. Five phases of Park Square and the first two phases of Equinox were each extended beyond their first completion dates, in part during the pandemic years. A buyer should plan for some slack beyond the registered date.
Ready or Under Construction
Provident's phased townships give a buyer both choices on the same site. Each has a different set of costs and checks:
- A ready or resale home carries no GST, and the buyer sees the exact flat, the upkeep and the neighbours before paying
- An under-construction home is paid for in stages, attracts GST on every instalment, and depends on the registered completion date
- In both cases, stamp duty at 5.6% with cess and surcharge and a registration fee of 2% are paid at registration
In a township, a home in a late phase also means living near construction for some years after moving in. The site plan shows which phases remain to be built and where they are in relation to the chosen tower.
Who a Provident Home Suits
A Provident home suits a first-time buyer or a young family that wants a gated community with full amenities, from a developer backed by a listed parent. It suits buyers who are comfortable living on the edge of the city and commuting by metro or car. The compact 3 BHK plans suit families that need a third room on a 2 BHK budget.
A buyer who wants large rooms, a central address or a small community will find a better fit in other projects. The same goes for a buyer whose workplace is far from the corridor in question, since most Provident sites are well outside the Outer Ring Road.
Checks Before Buying a Provident Home
These checks apply to every Provident project in Bangalore:
- Find the exact phase and its RERA number, and read that phase's record on the Karnataka RERA portal
- Note the promoter's name in the record, and match it with the agreement for sale
- Compare homes on carpet area, and work out the price per sq ft of carpet area
- Read the registered completion date, any extensions already taken, and the delay compensation clause
- Ask whether a car park is included, since some phases have fewer covered parks than homes
- For a ready home, ask for the occupancy certificate of the tower, the khata and the association's no-dues letter
- Ask how township maintenance is shared between phases, and what the monthly charge is today
- Read the cancellation and refund terms on the booking form before paying the booking amount
We can share the current price lists and phase details for the Provident projects on our site on request. A visit to an occupied phase of the same township is the quickest way to judge how the developer builds and maintains its communities.
