Properties in Mangadu

Priced out of Porur but still working on Chennai's west side? Flats in Mangadu are one of the cheaper answers. The place is best known for its temple, and it keeps the feel of a small town rather than a suburb. It lies on the road between Porur and Kundrathur. The IT offices on Mount-Poonamallee Road are within reach, and land here costs less than it does nearer the city.

The project we list is large and finished. Shriram Mangalam, from Shriram Properties, spreads 936 apartments across 30 acres, with 2 BHK and 3 BHK homes from about Rs. 44 Lakhs. Possession has been offered from December 2024. A community of this size usually brings open space and shared facilities that smaller buildings cannot, along with a bigger resident base to share running costs.

Because the homes are complete, you can see what you are paying for. Visit the tower and the floor you are considering, look at the view and the light, and check the finish inside the flat. Ask about the move-in status of the community, since a newly finished project can take time to fill up and to settle its maintenance arrangements.

Getting around mostly means using the road through Porur. If your office is on Mount-Poonamallee Road, your commute may be reasonable. If it is in the city centre or on the south side, expect a longer trip. Drive the route at your usual hours before you decide, and check how public transport would work for others in the household.

The trade-offs are those of a growing town on the edge of the western corridor. Daily shopping and services are more limited than in older suburbs, although that is changing as the corridor spreads. Check the project's registration on the TNRERA portal and ask for the completion certificate for your tower. Ask how water is supplied across the year, and what the monthly maintenance will be.
