About Kothrud
Buyers who want a fully developed Pune suburb, close to the centre and the western hills, often start with Kothrud. It was one of the city's earliest planned residential extensions, and at one time it was described as among the fastest-growing suburbs in Asia. Today it is built out, with metro access and a settled market. New flats in Kothrud mostly come from the redevelopment of older buildings.

It offers 3 BHK, 3.5 BHK and 4.5 BHK layouts, listed from about Rs. 1.74 Crore, with possession from September 2025. That places it firmly at the premium end of the Kothrud market. Because the building is finished, you can judge the layout, light and finish in person rather than from a brochure.
Getting around is one of the suburb's strengths. The metro gives you a way into the city that avoids the worst of the traffic, and central Pune is close by road. The western hills are also near, which appeals if you like weekend walks. Check how far your chosen building is from the nearest metro station before counting on it for daily travel.
Weigh a few trade-offs. In a mature suburb, you pay for location and convenience rather than space, so compare the price per square foot of carpet area with newer areas further out. Streets built decades ago can be narrow, and parking is often tight. If you look at redevelopment projects, ask to see the agreement between the housing society and the developer, and check how many flats go to existing members. Confirm the project's registration on the MahaRERA portal and ask for the occupancy certificate on any finished building. Ask how water reaches the building and what the society's monthly maintenance covers.
Because new supply is limited, a good resale flat can be worth a look alongside new launches. A local agent can show you older homes in the same streets, often with more space for the money.
