About Chamaraj Pet

If a central address matters more to you than a new township with a clubhouse, Chamarajpet in old Bangalore is worth a visit. Planned in the 1890s just west of the City Market, it ranks among the earliest designed layouts in the city, and its numbered main roads still follow that original grid. Kannada and Urdu speaking families have shaped its culture for generations, and the area feels lived in rather than newly assembled. We file it in the West zone of our Bangalore listings.

Almost every plot here is already built on. Fresh housing therefore tends to arrive through the rebuilding of individual sites rather than big launches, and those buildings are usually small. The project filed under Chamarajpet in our listings is Shapoorji Pallonji Park West, a completed development spread over about 47 acres and handed over in December 2019. It offers 2, 3 and 4 BHK apartments, with prices starting near Rs. 86 Lakhs. That puts it in the middle of the Bangalore market rather than at the luxury end, which is a useful reference point for a location this central.

Getting around is mostly about being close to the old commercial core. The City Market lies to the east, and the older parts of the city are within easy reach for daily errands. Central roads carry heavy traffic through much of the day. Test the drive to your own office at the times you would actually travel, and see how far the nearest public transport stop is from the home you are considering.

The trade-offs come with age. Streets are dense, parking can be hard to find, and a rebuilt building on a single plot rarely matches the open space of a suburban layout. On any older site, trace the title history across several decades, confirm the sanctioned building plan and the occupancy certificate, and ask how water supply and drainage are handled. Resale flats here may be older, so budget for repairs and check the state of the lift and wiring.

For comparison, look at Binnypet, Rajajinagar, Malleshwaram and Vijayanagar, which offer a similar established setting on the west side of the city.
