Properties in Tavarekere

If you want a plot on the western fringe rather than a flat in the city, Tavarekere is worth a look. It is in the West zone of Bangalore, off Magadi Road, at the point where built-up streets give way to fields. The area is still semi-rural, and buyers come here for land at prices the inner west no longer offers.

Plotted layouts are the main form of development, and flats are not what this market is about. On our listings the project is Salarpuria Sattva Pipal Tree, a large plotted layout on 37 acres by Salarpuria Sattva Group. It offers 30 x 50 and 40 x 60 sites and is still being developed. The listing shows it as sold out, so any purchase now would be a resale from an existing owner. Owning a plot here is usually a long-term decision, whether you plan to build soon or hold the land.

For getting around, Magadi Road is the link back into the city. NICE Road gives you routes to the south and east of Bangalore without crossing the centre. Test both at the hours you would drive, since outer roads can be quick midday and slow at peak. A plot is only as useful as its access, so drive the last stretch to the layout gate as well.

Buying land brings its own checks. Confirm the layout approval, the land conversion order and the khata for the specific plot, and have a lawyer review the title. Ask whether internal roads, drains, street lights and power lines are complete. Plan for water early, because a house built on a plot here may depend on a borewell or tankers. Schools, hospitals and shops are limited in a semi-rural area, so check what is open now. If you buy resale in a sold-out layout, check the transfer terms and any maintenance dues with the developer.
