Looking for a large plot to build a family home on, within driving range of the southern tech parks? Kaggalipura, along the Kanakapura Road stretch of South Bangalore, is where many such buyers end up. The draw is land: parcels here are bigger than most of what you will find in the older parts of the south. Kaggalipura also lies on the widening technology belt, which brings in software staff who want space without a very long commute.

The housing mix leans towards gated plotted layouts and villas, with some mid-segment townships such as Brigade Meadows in the wider area. The project we list is Eara Amidst Nature by Eara Group, a newly launched layout of 141 villa plots across more than 18 acres. Plots are 40 x 70 feet, and prices start from about Rs. 2.73 Cr. A plot of that size suits a buyer who plans a large independent home, not someone after a first flat. No handover date has been published, so agree the timeline for roads and services in writing.

The six-lane Kanakapura Highway (NH 948) is the main road, and shops and offices are spreading along it. The NICE Expressway links you towards Electronic City, the Bannerghatta Road IT offices and Global Village Tech Park. The Green Line metro now reaches Silk Institute station, which is the nearest rail link towards the centre. A peripheral ring road has been proposed to improve travel east and towards the airport, but treat it as a plan until work starts.

For daily needs, the area has DAV Public School, Sri Sri Ravishankar Vidya Mandir and Jain University, with Shankar Super Specialty Hospital for healthcare. Even so, a villa plot is a long commitment. Check the layout approval, the land conversion order and the title chain for the whole parcel. Ask which authority approved the plan, who will maintain the roads and parks, and how water and sewage will be handled once homes are built. Visit on a weekday to judge highway traffic.
