Properties in Muthanallur
About Muthanallur
Priced out of the inner stretch of Sarjapur Road? Many buyers keep driving and reach Muthanallur, where the Sarjapur and Chandapura roads meet. Farmland starts close by, so parcels are still big enough for gated projects with open space. Demand comes from two directions: Sarjapur Road steadily extending outwards, and Electronic City within reach to the west.
Housing here is apartments, and the two projects we track are at opposite ends of the price scale. Nambiar Millennia is the larger, with 332 homes on about 3.8 acres in two-, two-and-a-half- and three-bedroom plans, starting at about Rs. 61.3 Lakhs. It is marked ready to move, although its possession date reads November 2026 onwards. Saiven Mulberry Groves is a low-density, completed community of 75 four-bedroom homes on about 6 acres, listed from roughly Rs. 2.5 Cr. Between them, starting prices run from about Rs. 61 Lakhs to Rs. 2.5 Cr, so the locality suits first homes and larger family upgrades alike.
For daily travel, the Sarjapur and Chandapura roads are the two routes that matter. Electronic City is the nearest large employment hub to the west, and Sarjapur Road leads north towards the eastern office belt. Test both drives at the hours you would actually make them.
The trade-offs are those of any locality at the city's edge. Ask where the water supply comes from, whether piped supply is planned, and how much depends on borewells or tankers. Check which authority approved the plan and whether the approach road is wide enough for the traffic that more projects will bring. At Nambiar Millennia, confirm which towers have an occupancy certificate and are truly ready. At Saiven Mulberry Groves, ask for the title documents and the association's maintenance charges. Shops, schools and hospitals may take longer to reach than from inner localities, so map what you need before booking.
Nearby options worth comparing are Chandapura, Hebbagodi, Anekal Chandapura Road and Electronic City.
