Ivory at Brigade Orchards in Devanahalli: Buyer's Guide (October 2026)

Ivory is the group of six apartment towers inside the Brigade Orchards township at Devanahalli, north Bangalore. It was sold in two phases, and the first phase received its occupancy certificate in March 2026. This guide covers the homes, the stage of each phase, the RERA details and the checks to make before buying, including a resale.

Who Ivory Suits
Ivory is the compact-home part of the township. It suits a first-time buyer, a couple or a small family who wants a smaller apartment with township facilities around it. It also suits people who work at the airport, in the aerospace and technology parks near it, or elsewhere in Devanahalli.
A buyer who needs a large three or four bedroom home will find more room in other parts of the township. Brigade Orchards Ebony, for example, is planned with larger 3 BHK and 4 BHK apartments. A daily commute to the city centre or to the southern technology corridors is long from here and should be tested before deciding.
Location and Connectivity
Brigade Orchards is on the Devanahalli-Boodigere Road, off the highway that links Devanahalli to Hoskote. Devanahalli town and Bellary Road (NH 44) are a short drive to the west. Kempegowda International Airport is the nearest major landmark and employer.
The metro has yet to reach this side of the city. The Blue Line to the airport is under construction, and its nearest stations will be on the airport road and at the terminals. Until it opens, the area depends on private vehicles, airport buses and the highway.
Homes and Sizes
The towers are arranged by home size. In each phase one tower holds the 1 BHK and studio homes, and the other two hold the 2 BHK and 3 BHK homes. The carpet areas registered with RERA are shown below, converted from square metres.
| Home Type | Carpet Area (sq ft) |
|---|---|
| Studio | about 300 |
| 1 BHK | about 335 to 365 |
| 1 BHK with study | about 450 to 465 |
| 2 BHK, two bathrooms | about 550 to 625 |
| 3 BHK, two bathrooms | about 745 |
| 3 BHK, three bathrooms | about 860 to 895 |
These are carpet areas, which measure the usable floor inside the walls. The saleable area quoted in advertisements is larger, since it adds walls, the balcony and a share of common areas. A fair comparison with another project uses carpet area on both sides.
Stage of Each Phase
Ivory Phase 1 is complete. Its occupancy certificate and completion certificate are both dated 18 March 2026, and sale deeds for individual flats were being registered by July 2026. A buyer in Phase 1 is therefore buying a ready home.
Ivory Phase 2 is under construction, with a registered completion date of 31 December 2027. Its three towers share the building plan that was approved along with Phase 1 in August 2021. Progress is reported every quarter on the Karnataka RERA portal.
Almost every apartment in both phases had been booked by early 2026. A buyer today is most likely to find a resale from an existing owner, or an assignment of a booking in Phase 2. The price is then a matter between buyer and seller, so compare current resale prices before making an offer.
Township Facilities
Brigade Orchards is a township of about 130 acres that has been built in stages since the early 2010s. It has villas, several apartment enclaves, a clubhouse called the Signature Club, a sports stadium, shops, and a hospital and pharmacy. Ivory residents use these shared facilities along with the amenities of their own towers.
The amenities at Ivory include a swimming pool, a walking and jogging track, a basketball court, table tennis and an amphitheatre. Shared township facilities carry running costs. The monthly maintenance charge, and what it covers, should be confirmed in writing before purchase.
Checks Before Buying
A resale in a completed phase and a booking transfer in an ongoing phase need different checks. The list below covers both.
- Match the tower and flat number with the correct phase and its RERA number
- For Phase 1, ask for the occupancy certificate, the seller's sale deed, the khata and the latest tax receipt
- For Phase 2, ask for the seller's registered agreement for sale, the payment receipts and the builder's consent for transfer
- Confirm the transfer fee the developer charges on an assignment before fixing the price
- Ask how water is supplied to the towers and what it adds to the monthly maintenance bill
- Check the car parking allotted to the flat, since smaller homes may come with limited parking
- Obtain an encumbrance certificate and a letter from the seller's bank if the flat carries a loan
Stamp duty and registration are payable on a resale as on any purchase. Karnataka charges stamp duty of 5.6% with cess and surcharge on homes above Rs. 45 Lakhs, and 3% duty plus cess and surcharge between Rs. 20 Lakhs and Rs. 45 Lakhs. Registration is 2%, and the EMI calculator helps with the loan side of the budget.
