Kino at Brigade Orchards in Devanahalli: Buyer's Guide (October 2026)

Kino is the compact-apartment phase of the Brigade Orchards township at Devanahalli, North Bangalore. It holds 290 one and two bedroom homes in three towers, and the developer now lists it among its delivered projects. Who Kino Suits

Kino suits a first-time buyer, a single professional or a couple who wants a small home with township facilities around it. It also suits people who work at the airport or in the business parks near it, and investors who want a low-ticket flat to rent out. The homes are compact, so a family that needs three bedrooms will be better served elsewhere in the township.

Brigade Orchards Ebony, for example, is planned with larger 3 BHK and 4 BHK apartments. A daily commute from Devanahalli to the city centre or to the southern technology corridors is long. The route should be tested at peak hours before deciding.

Homes and Sizes

The three towers are arranged by home size. Towers 1 and 3 hold the 2 BHK homes, and Tower 2 holds the 1 BHK and 1.5 BHK homes. The registered carpet areas are shown below:

The RERA record groups the 1 BHK and 1.5 BHK homes together as 110 one bedroom apartments. Each home has one car park in the registered plan, which gives 290 parking spaces for 290 homes. The Township Around Kino

Brigade Orchards is an integrated township of about 130 acres with villas, apartments, shops, offices and sports facilities. Residents of Kino use the township's shared infrastructure as well as the amenities of their own phase. The township facilities include the following:

• The Signature Club, the main clubhouse of the township
• A sports arena and stadium
• A school within the campus
• Retail and office space, with a hospital and pharmacy

Within the Kino phase, the registered amenities include a clubhouse, a swimming pool, a gym, indoor and outdoor sports facilities and parks. A buyer should ask which township facilities are covered by the monthly maintenance and which carry a separate membership fee.

Location and Connectivity

Kino is located on the Spinal Road of Brigade Orchards, off Boodigere Road near NH 207, in Devanahalli. Devanahalli town and Bellary Road (NH 44) are a short drive to the west. Kempegowda International Airport is the nearest major landmark and the largest employer in the area.

The Blue Line of Namma Metro to the airport is under construction, and its nearest stations will be at the airport end of the line. Until it opens, residents depend on private vehicles, airport buses and the highway. The belt has several business and aerospace parks planned or operating around the airport, which supports rental demand for small homes.

RERA Status and Stage

Kino RERA registration number is PRM/KA/RERA/1250/303/PR/190614/002610, in the name of BCV Developers Pvt Ltd. The registered completion date was 30 June 2024, and Brigade Group lists Kino under its delivered projects. As a delivered phase, Kino is now mainly a resale market, where a home is bought from its owner.

The number can be checked on the Karnataka RERA portal by searching the registered name. The portal carries the sanctioned plans and the unit list with each flat's carpet area, land share and parking. It also lists two complaints filed against the project, in January 2024 and February 2026, and both have been disposed of.

Prices and Costs

Resale prices in Kino are set by each owner and vary with the tower, the floor and the view. Current asking prices and recent deals in the phase are the best guide. A buyer should compare them on carpet area with other compact homes in the Devanahalli belt.

Stamp duty and registration come on top of the price. In Karnataka the stamp duty is 3% for a value above Rs. 20 Lakhs up to Rs. 45 Lakhs and 5% above Rs. 45 Lakhs, plus cess and surcharge, and the registration fee is 2%. Checks Before Buying a Resale Flat

A resale in a delivered project is checked on paper first:

• Ask for the occupancy certificate of the tower and the seller's registered sale deed
• Match the flat number, carpet area, land share and car park with the unit list on the RERA portal
• Confirm the e-khata in the seller's name and the latest property tax receipt
• Get a no-dues letter from the owners' association and the monthly maintenance figure
• Ask for the loan closure letter if the seller had a home loan, and an encumbrance certificate up to date
• Check the water source for the towers and the cost of water in summer
• Visit the flat in daylight and check for damp, the lift service and the condition of the common areas
