Brigade Valencia Cielo on Hosur Road: Buyer's Guide (October 2026)

Brigade Valencia Cielo is an under-construction apartment project by Brigade Group on Hosur Road, near Bommasandra, in South Bangalore. This guide covers the location, the home sizes, prices and extra costs, the RERA details, the stage of work and the checks to run before paying.

What Cielo Is

Cielo is the first phase of Brigade Valencia, a residential community of about 24 acres beside NH 44. It is registered with Karnataka RERA as "Cielo at Brigade Valencia" and covers 7.96 acres (32,229 sq m) of the site. The phase holds 662 apartments in a building of 22 floors above the ground floor, about 72 metres tall.

The building footprint is 4,159 sq m, about 13% of the phase land, and the rest is open ground, driveways and parking. The second phase, Brillio, is a separate registration with its own homes and completion date.

Who the Project Suits

Cielo suits buyers who work in Electronic City, the Bommasandra industrial area or the offices along Hosur Road. The range from a compact 1 BHK to a 4 BHK with a maid's room lets first-time buyers and larger families share the same community.

The project is in its last stretch of construction, which suits a buyer who wants a new home without a long wait. Buyers who prefer a low-rise building or a small community may find 662 homes in one phase too dense.

Location and Connectivity

The project is in Kithiganahalli and Banahalli villages, Attibele Hobli, Anekal Taluk, Bengaluru Urban 562106. The registered land covers survey numbers 52, 53, 54/1A, 54/2, 84/2, 84/3, 85/1, 85/4 and 86. The site is just off Hosur Road (NH 44), past Electronic City, with the Brigade watch tower marking the entrance.

The main links from the project are these:

• Bommasandra metro station on the Yellow Line, about two minutes away by car
• Hosur Road north to Electronic City, Silk Board and central Bangalore
• Narayana Hrudayalaya hospital, about 1 km away
• Attibele and Hosur, further south along the same highway

Home Types and Sizes

Cielo offers 1 BHK to 4 BHK apartments, some with a study. The RERA registration carries these counts and carpet areas:

• 1 BHK: 69 homes of about 344 sq ft carpet
• 2 BHK: 184 homes of about 581 sq ft carpet
• 2 BHK with study: 160 homes of about 678 to 743 sq ft carpet
• 3 BHK with two bathrooms: 180 homes of about 883 sq ft carpet
• 3 BHK with three bathrooms: 46 homes of about 990 sq ft carpet
• 4 BHK with a maid's room: 23 homes of about 1,399 sq ft carpet

Prices are quoted on built-up area, which is much larger than carpet area. The built-up sizes run from about 646 sq ft for the 1 BHK to about 2,491 sq ft for the 4 BHK. Comparing carpet area with carpet area keeps the figures fair across projects.

Prices and the Full Cost

Brigade Valencia Cielo prices start at Rs. 76 Lakhs and go up to Rs. 2.85 Crore for the 4 BHK. The price bands by home type are these:

• 1 BHK: Rs. 76 Lakhs to Rs. 81 Lakhs
• 2 BHK: Rs. 1.16 Crore to Rs. 1.44 Crore
• 3 BHK: Rs. 1.53 Crore to Rs. 1.95 Crore
• 4 BHK: Rs. 2.69 Crore to Rs. 2.85 Crore

On the 671 sq ft entry plan, Rs. 76 Lakhs is about Rs. 11,300 per sq ft of built-up area. The RERA progress update of July 2026 marks all 662 homes as booked. A home in Cielo is therefore most likely to come from an existing buyer, at a price set by that seller, so compare the units currently on offer.

Beyond the price, a buyer should budget for these items:

• GST at 5% on instalments billed by the developer before the occupancy certificate
• Stamp duty of 5% plus cess and surcharge (5.6% in all) and registration of 2%, for a home above Rs. 45 Lakhs
• Any transfer fee the developer charges when an allotment changes hands
• Car parking, clubhouse membership, deposits and advance maintenance

The EMI calculator turns the final figure into a monthly payment. A written cost sheet for the exact unit is the right basis for the loan.

RERA, Approvals and Stage of Work

Cielo is registered with Karnataka RERA under PRM/KA/RERA/1251/308/PR/120123/005613, approved on 12 January 2023. The promoter is Brigade Enterprises Limited, in a joint development with the landowners. The building plan was approved on 6 December 2022, and the proposed completion date is 31 December 2027.

Work began in February 2023. The project was 88% complete at the quarterly update filed on 15 July 2026, with the clubhouse and swimming pool at 60%. Painting and flooring work was in progress in September 2026. The project account for buyer payments is with Kotak Mahindra Bank.

Amenities

Amenities at Brigade Valencia are shared across the community and number more than 35. The clubhouse has a swimming pool, a kids' pool, a gym, an aerobics room, a yoga room, a squash court and badminton courts. A co-working space, a multipurpose hall, a cafe, table tennis, billiards, a children's play area and an open-air gym complete the list.

The phase has 821 car parks, of which 610 are covered and 211 are open. With 29 homes on a typical floor, the number of lifts and the waiting time at peak hours are worth asking about.

About the Developer

Brigade Group is a listed Bangalore developer founded by M. R. Jaishankar in 1986, with homes, offices, malls and hotels in its portfolio. Its delivered communities across the city give a practical view of build quality and upkeep.

Checks Before Buying

A nearly finished phase with most homes already allotted calls for checks on the unit and on the seller. These are the points to settle before paying:

1. Match the RERA number on the agreement with the portal entry and its completion date.
2. On a resale, read the original allotment letter, the agreement for sale and the payment receipts.
3. Ask the developer in writing for its consent to the transfer and the fee for it.
4. Confirm the carpet area, floor, facing and car park of the exact unit.
5. Check that any home loan on the unit is closed or will be taken over cleanly.
6. Wait for the occupancy certificate before taking possession.
7. Drive to the workplace and the metro station at peak hours.
