About Thaiyur
If you want land on Chennai's OMR corridor at the lowest entry price, Thaiyur in Chennai is where the search usually leads. This former village lies at the southern end of the corridor, close to Kelambakkam and the Hindustan University campus. Here the built-up stretch of OMR thins out into open land. People mostly buy here to hold a plot while the corridor grows south towards them.
Most of the homes on this page are plots. Akshaya Poongavanam Plots starts from about Rs. 8.1 Lakhs, and CasaGrand Clovis Plots from about Rs. 8.3 Lakhs, both in completed layouts. Hiranandani Loftline Plots, on a 22-acre site, offers a wider choice of sizes from about Rs. 15 Lakhs. If you prefer a flat, two apartment projects are under construction. Casagrand Glenmere offers 3 and 4 BHK homes on 6.3 acres, and TVS Emerald Serene Springs has smaller 1 and 2 BHK layouts. Their prices and handover dates are not in our data yet.
Getting around depends on OMR, the main road running north towards Kelambakkam and the IT offices further up the corridor. From this far south, a daily trip to the northern office clusters takes time. Drive your likely route at peak hour before you commit. The university campus brings some activity to the area, but most daily needs may still mean a drive.
A land purchase this far out carries clear trade-offs. Returns depend on the corridor growing towards you, and that can take years. Confirm the layout approval and whether the plot is cleared for building a house. Check how water and power will reach the plot, and who maintains the internal roads. Look up each project on the TNRERA portal and match your plot number to the approved plan. For the apartments, ask for a written price and possession date. Get a full cost sheet, covering registration and development charges, before you pay a booking amount.
For a comparison, visit Kelambakkam next door, which is more built up and gives you a sense of how Thaiyur may change.
