When Sarjapur Road and Whitefield prices move out of reach, many east Bangalore buyers start looking further out, and Chikka Tirupathi is one of the places they land. It is a temple town on the road linking Sarjapur with Malur, and although it falls in Kolar district, we list it in the East zone of our Bangalore pages. The temple, which gives the town its name, draws a steady flow of visitors. Beyond it, the built-up eastern suburbs give way to open farmland.

What gets built here is land and independent homes rather than towers. Sobha Sacred Grove Plots is an ongoing layout of about 26 acres, with plots from 30 x 40 up to 40 x 50 and possession quoted from September 2028. Prices there start near Rs. 96 Lakhs. Prime Beverly Woods Villas is a completed villa community of about 10.6 acres, handed over from October 2023, with homes on 30 x 40, 30 x 50 and 40 x 60 sites from about Rs. 1.60 Crore. Travel here runs along the Sarjapur to Malur road. Sarjapur lies on one side and Malur on the other, and most residents who work in the city head back towards Sarjapur Road or Whitefield for their jobs. Drive that route on a weekday morning before you buy, because it is the trip you will make most often. Ask each developer which roads are being widened and what is only proposed.

Land at the city's edge needs careful paperwork. Because the town lies outside the Bangalore municipal limits, confirm which authority approved the layout, that the land conversion is complete, and that each plot has a clear title and its own khata. Ask how water will be supplied, how sewage is handled inside the layout, and when street lighting and power will be ready. Weigh the lower price against a longer wait for schools, hospitals and shops to catch up.
