If your office is on the Outer Ring Road or out in Whitefield, you have probably already looked at this junction on the map. Flats in Marathahalli put you at a crossroads of east Bangalore, where the ORR meets the old airport road. Its market streets and electronics shops pull in shoppers from across the eastern suburbs. That central position is exactly why people pay to live here, and why the roads stay busy most of the day.
Most of the housing we track here is already finished. Bren Corporation built Bren Unity, handed over in 2011, along with Bren Celestia and Bren Paddington, mostly two- and three-bedroom flats on land of three to five acres. Assetz East Point, completed in 2016, offers one- to four-bedroom layouts with a listed starting price of about Rs. 48 Lakhs. Two gated villa communities with four-bedroom homes are marked sold out, so any purchase there would be a resale. For something new, Century Mirai is a fresh launch of three- and four-bedroom homes within a mixed-use development. KNS Athena is an ongoing plotted layout with sites from 30x40 to 40x60.
Getting around depends on where you work. Whitefield lies to the east, the tech parks along the ORR stretch away to the south, and the old airport road carries you west towards the city. Living here trims the distance to all three, even if the drive itself is slow at peak hours.
The trade-offs are practical ones. Congestion is the first, so drive your commute at rush hour before you decide. In the completed buildings, ask for the occupancy certificate, the title documents and the current association maintenance charges. For Century Mirai, confirm the RERA registration for the phase you are buying and how the residential towers relate to the commercial part of the site. For plots, check the layout approval and the khata before you pay an advance.
