Brigade Omega in Banashankari 6th Stage: Resale Buyer's Guide (October 2026)

Brigade Omega is a completed residential apartment project by Brigade Group at Thurahalli, in Banashankari 6th Stage, South Bangalore. Its 520 homes were handed over in December 2017, so a purchase today is a resale from an existing owner. This guide covers the location, the homes, the amenities, the price picture and the documents that matter most in a resale.
Brigade Omega at a Glance
The project is a settled community of three mid-rise towers facing the Thurahalli Forest, off Kanakapura Road. Its main facts are these:
- Developer: Brigade Group
- Address: Sy. No. 23/1, Banashankari 6th Stage 1st Block, Thurahalli Village, Uttarahalli Hobli, near Subramanyapura, Bangalore 560062
- Land: 6.5 acres
- Towers: three, each of 13 floors
- Homes: 520 apartments in 2, 3 and 4 BHK formats
- Handover: December 2017
Who the Project Suits
Brigade Omega suits a family that wants a ready home in a mature part of South Bangalore, with schools, hospitals and shops already in place. A resale in a finished community also allows a close look at the actual flat, the upkeep of the towers and the running of the association. That certainty is the main draw over an under-construction purchase.
The location fits those who work in the south and centre of the city, or in Electronic City by the NICE Road. Daily trips to Whitefield or the Outer Ring Road tech belt are long from Thurahalli.
Location and Connectivity
The project is located in the first block of Banashankari 6th Stage, opposite the Thurahalli Forest, close to Subramanyapura. Subramanyapura Main Road leads to the NICE Road, which links the area to Mysore Road and Hosur Road. Kanakapura Road, with its Green Line metro stations, is a short drive east.
Uttarahalli, Banashankari and JP Nagar are the nearest established markets for groceries, banks and clinics. More about the area is on the Thurahalli locality page and the Banashankari locality page.
Homes and Layouts
Brigade Omega offers seven layouts across two-, three- and four-bedroom homes, all measured on built-up area. The sizes are as follows:
- 2 BHK: about 1,320 and 1,330 sq ft
- 3 BHK: about 1,690, 1,740, 1,750 and 1,800 sq ft
- 4 BHK: about 2,390 sq ft
The homes were designed to let in plenty of light and air, and the Thurahalli Forest is right across the road. In a resale, two flats of the same plan can still differ in price because of the floor, the facing and the state of the interiors.
Amenities and Services
Brigade Omega amenities are spread across the clubhouse and the open grounds between the three towers. A jogging trail runs through the campus, with parks and lawns along the way. The main facilities are these:
- Swimming pool and a gymnasium
- Badminton and basketball courts
- Indoor games room with table tennis
- Spa and sauna
- Community hall and a party area
- Children's play area and landscaped gardens
Building services include CCTV, intercom, fire safety systems and a sewage treatment plant. Generator backup is 2 kW for a 2 BHK, 3 kW for a 3 BHK and 4 kW for a 4 BHK, with full backup for lifts, pumps and common lighting. The central core of each tower has two passenger lifts and a service lift.
RERA and Approvals
Brigade Omega was handed over in December 2017, around the time Karnataka's RERA rules came into force. The project does not appear in the Karnataka RERA register, so the completion papers carry the weight in a resale. The occupancy certificate, the sanctioned plan and a clean title chain are the documents to see first.
Prices and the Full Cost
Brigade Omega homes were last sold by the developer at about Rs. 5,790 per sq ft. Resale prices today are agreed with each owner and depend on the tower, floor, facing and condition of the flat. Recent registered sales of the same plan in the same tower are the best guide to a fair figure.
The costs paid on top of the agreed price are listed below:
- Stamp duty of 5% plus surcharges on a property above Rs. 45 Lakhs
- Registration fee of 2% of the value
- Any transfer fee charged by the owners' association
- A repair budget for fittings and interiors that are close to ten years old
GST does not apply to the resale of a completed home with its occupancy certificate. Ask the association about the monthly maintenance charge and any repair levy already voted, such as for lift or façade work.
Checks Before Buying
A resale in an established community rests on the seller's papers. Ask for these before paying a token:
- The occupancy certificate for the tower and the sanctioned building plan
- The seller's registered sale deed and any earlier deeds in the chain
- The khata in the seller's name and property tax receipts up to date
- An encumbrance certificate covering the years since 2017
- A no-dues letter from the owners' association
- The bank's closure letter or consent, if the flat carries a home loan
A lawyer's reading of the title chain is worth the fee on any resale. Other homes by the developer are on the Brigade Group page.
