Working on the Outer Ring Road but priced out of Bellandur? This link road near Panathur and Varthur runs through the pocket between the ORR tech belt and Whitefield. It connects two busy areas rather than forming a corridor of its own. Buyers look here because office parks on both sides are within reach, at prices below Bellandur or Whitefield itself.

It offers one- and two-bedroom homes, a size mix that suits first-time owners and small households. The developer's inventory is sold out, so any purchase now is a resale from an existing owner. That means you can see the finished building and talk to residents before deciding. It also means price depends on the seller, the floor and the condition of the flat.
Getting around is shaped by the two job centres at either end. The ORR office parks lie to the west and Whitefield to the north-east, and many residents work in one or the other. Panathur and Varthur are the nearest local markets for daily needs. If you work in either direction, a flat here can cut the commute compared with living further out. The catch is that both job centres pull traffic onto the same few roads.
Road capacity is the main constraint on this stretch, and peak-hour traffic can be heavy. Drive the route at your usual commuting time before you commit. For a resale flat, check the title chain back to the developer's sale deed, and confirm the khata is in the seller's name. Ask the association for the maintenance ledger to make sure no dues carry over to you. Check any home loan on the flat is closed and the bank has released the original documents. Ask residents how reliable the water supply is through the summer months.
