Properties in Hesaraghatta

If open land and quiet matter more to you than a short commute, Hesaraghatta deserves a place on your list. This North Bangalore locality lies on the north-western side, and its big lake and surrounding grassland give it its identity. People come here for space and greenery rather than a short drive to an office. The surroundings are among the last open landscapes close to the city, with a dairy research institute and a rural feel.

Housing here is limited, and what exists lines the approach roads rather than the lakeshore. Salarpuria Sattva Laurel Heights is the project we list, a completed development on about 4.14 acres. It offers two- and three-bedroom apartments, handed over in March 2018, from about Rs. 65 Lakhs. That places the area in the mid market, and because the building is finished you can inspect a real flat before paying. You can also talk to current residents about daily life before you decide.

Getting around is the main compromise. Development here has been slow, and the approach roads carry most of the traffic in and out. Plan on driving for most trips, and time your route to work before you commit. If you work from home or go to an office only a few days a week, the distance matters less. Weekend visits at different times will show you how quiet the area really is.

Protection for the grassland limits how much the area can change, which cuts both ways. You are less likely to see towers crowd in, but shops, schools and services may stay thin for years. For a resale flat in a completed building, check the occupancy certificate, the title chain and the society's maintenance record. Ask where water comes from, since outer localities often depend on borewells or tankers, and look at the state of the approach road in the monsoon.
