Most people searching for flats in Nandi Hills are really after a weekend retreat, and the housing here reflects that. The projects we track are villas and plots, not apartments. The old hill fort rises high above the plateau north of Bangalore and is known for sunrise views and a winding road to the top. Land at the foot of the hill is priced on that scenery rather than on any office commute.

Divyasree Developers has the largest presence. DivyaSree Base Camp is a completed layout of 50 plots on about 5 acres, in 30x70 and 40x60 sizes, and it is sold out. It is listed from about Rs. 7.14 Cr, with possession from December 2027 onwards.

This is a place you visit rather than commute from. The airport is comparatively close, which suits owners who travel often, but daily trips into the city are not what buyers here plan around.

A second home brings its own questions. Ask who will maintain the house and garden while you are away, and what that service costs each year. For plots, check that the land has been converted for residential use, that the layout is approved and that the khata is in order. Confirm the water source and power backup, since you may not be there to deal with problems. Resale can take longer than in city localities, so buy with a long holding period in mind. For the ongoing villa project, confirm the RERA registration and the handover schedule.
