Properties in Rachenahalli

Working at Manyata Tech Park but hoping for a calmer street than Thanisandra? Many buyers in that position look at Rachenahalli, between Thanisandra and Jakkur in north Bangalore. A lake, recently brought back to health, is at the centre of the neighbourhood. Housing filled in steadily here as offices spread across the north of the city.

Every project we track here is an apartment development under construction. SNN Estates Felicity is the largest, with 580 homes on about 6.5 acres in plans from one-and-a-half to four bedrooms, starting at about Rs. 82 Lakhs. Sumadhura Epitome offers two- to four-bedroom flats from about Rs. 1.70 Cr, with a RERA possession date of December 2027. TVS Emerald Isle of Trees has three- and four-bedroom homes from about Rs. 1.78 Cr, due from 2028. Sumadhura Solea, from about Rs. 2.10 Cr, is the latest to complete, with possession from December 2029. Starting prices run from about Rs. 82 Lakhs to Rs. 2.10 Cr.

Manyata Tech Park is close, and that is the main reason people buy here. Thanisandra and Jakkur are next door. The distance to work is short, but the local roads are the real limit on how quickly you get there.

Because nothing here is finished yet, construction risk is the main thing to manage. Check each project's RERA registration and note the gap between the developer's target and the RERA date where both are quoted. Visit the sites to see real progress, and ask what happens to your payments if possession slips. Drive the approach roads at peak hours, since they are narrower than the main corridors. For homes near the lake, ask whether the approved plan respects the lake buffer. Get the full cost sheet, including parking, club and GST. Compare the payment plans too, since they differ between these builders.
