Properties in KIADB Aerospace Park

Should you buy near a job zone that is still being built? That is the real question at KIADB Aerospace Park. It is a planned industrial estate north of Bangalore, close to Devanahalli and the airport, set aside for aerospace and precision manufacturing. It is a place of work first, and homes here are aimed at the people employed in the park and around the airport.

The housing we list is apartments by Puravankara. Purva Northern Lights is under construction with possession from December 2029. Purva Codename Flow is at pre-launch, with possession from December 2030. Both are quoted from about Rs. 1.18 Crore and share a similar mix of 2 BHK and 3 BHK layouts, including corner units and a larger 3 BHK with a maid's room. Nothing here is ready to move, so plan for a wait of several years.

The main links are the northern arterials. Airport Road and Bellary Road carry traffic between this belt and the city, and the airport itself is part of what drives demand. If your job is inside the park or at the airport, the commute should be short. If you work in central or east Bangalore, drive the route at peak hour before you decide, because the distance is considerable.

The trade-offs are those of an area under construction. Land here costs well below city rates, which keeps entry prices lower, but daily services such as shops, schools and clinics may take time to arrive. Check each project's RERA registration and the payment plan against construction stages. Ask how water and power will be supplied, and what the approach roads will look like at handover. A pre-launch booking carries more schedule risk than one already under construction. If you are buying to rent out, remember that tenant demand here depends on how quickly the park fills with employers.
