About Kammanahalli

Would you rather live somewhere lively and lived-in than in a new tower at the edge of the city? Kammanahalli, beside Banaswadi in the north-east of Bangalore, is that kind of place. It is famous for its food streets and has a mixed, cosmopolitan mood that sets it apart from quieter suburbs. People searching for apartments in Kammanahalli usually want an established neighbourhood with shops and restaurants at the door, within reach of both the northern offices and central-east Bangalore.

The area is dense and built out, so new homes arrive only when older buildings are redeveloped. The project we list here is Prestige North Point by Prestige Group, a completed apartment development of 184 units on about 1.43 acres. It offers 2 BHK homes with prices from about Rs. 2.32 Cr and possession from December 2021. That places it at the premium end, where you pay for location more than floor space. A finished building also lets you check the exact flat, the parking and the common areas before you commit.

Kammanahalli's position is its main selling point for commuters. The office clusters of the north are one direction, and the central-east districts are the other. We cannot point you to a metro station close by, so time your commute by road at peak hours, and check how the inner streets cope with evening crowds around the food outlets.

The trade-offs come with density. In a neighbourhood this dense, expect traffic, pressure on parking and busy evenings, which some buyers enjoy and others do not. Visit after dark as well as by day. For a redeveloped or completed project, confirm the occupancy certificate, the khata and a clean title for the original plot. Ask how water is supplied, how much storage the building has and whether tankers are needed in summer. Compare the asking price with recent resales in the same building before negotiating.

For comparison, look at Banaswadi, Horamavu and Nagavara, which share the same side of the city.
