Working near the airport, or at Manyata Tech Park, and want a home that is not in the crowded middle of the city? Hunasamaranahalli, on the NH 44 stretch of Bellary Road in North Bangalore, is one answer. Buyers look here because the employers on the airport side keep growing: the KIAL IT Investment Region, the Hardware Park at Bagalur, the Aerospace Park and the Shell Technology Centre. For many of those staff, the drive in from Hunasamaranahalli is shorter than one from the south or east.

New housing here is at an early stage. The project we list is Tula Rhythm Of Trees by TULA Properties, a pre-launch apartment project planned for 293 homes on about 7.05 acres. It offers 3 BHK, 3.5 BHK and 4 BHK layouts, with prices starting from about Rs. 1.65 Cr. No possession date has been published yet, which is normal before launch but means you should agree the timeline in writing. Larger layouts at this price point point to families trading up rather than first-time buyers. Plotted layouts also exist in the wider area, though none are on our list at present.

The six-lane NH 44 expressway carries most of the traffic, taking you north to Kempegowda International Airport and south towards Yelahanka and Hebbal. The Namma Metro Blue Line (Phase 2B) is being built along the airport corridor, with a station planned in this stretch; treat its opening date as uncertain until it runs. For schooling and healthcare, residents look to Stonehill International School, the Sir M. Visvesvaraya Institute of Technology and Manipal Hospital Hebbal. Galleria Mall in Yelahanka is the nearest large shopping stop named for the area.

The trade-off is that much of the value case rests on infrastructure still under way. If the metro or new offices arrive late, so does the payoff. Before booking a pre-launch unit, confirm the RERA registration, the land title and the conversion order for the parcel. Ask about the water source and the sewage plan, since services on the airport side are still catching up with building. Visit at peak hours to judge the service roads that feed onto the highway.
