Properties in Manyata Tech Park

If your office is at Manyata Tech Park, living within walking or short-drive distance can change your week. The campus lies in north Bangalore near Nagavara and is one of the largest technology job centres in the city. The homes around it take their demand, and often their name, from the park. Apartments in Manyata Tech Park area are bought and rented mostly by people who work there or close by.

Lodha Mirabelle Phase 2 by Lodha Group is under construction with possession from 2030, offering 3 BHK homes with a study and 4 BHK homes with a maid's room from about Rs. 3.25 Crore. Ozone Polestar by Ozone Group was completed in December 2021, with 2 BHK, 2.5 BHK and 3 BHK homes on a price-on-request basis. That gives you a choice between waiting for a new home and buying something finished.

The park itself is the main destination, so the key question is how you reach it from your building. Nagavara is close by, so check how far your building is from the gate you would actually use. For trips further afield, the northern arterials such as Bellary Road and Airport Road carry traffic towards the airport and back into the city. Peak-hour queues at the campus gates can be long, so time the drive at office hours.

Because demand comes almost entirely from the park, rentals here are among the more predictable in the city. The flip side is that your home's value is tied to one large employer cluster. For the ongoing project, check RERA registration, the payment plan and the possession date in the agreement. For the completed one, ask for the occupancy certificate, khata and maintenance charges. Ask how water is supplied, and check parking and road access at the building gate.
