Properties in Off Hennur Road

If you like the Hennur side of north Bangalore but not the traffic on the main road, the pockets behind it are worth a look. These streets lie back from the arterial corridor, heading towards Kannuru and the Bagalur side. They are noticeably calmer than the main road. Prices here usually run a little below Hennur Road itself, while the reach to offices and the airport is much the same.

The housing we track is apartments, at two very different price points. Purva Palm Beach is a large completed community of 1,323 two- and three-bedroom homes on about 19.37 acres, handed over in December 2018 and listed from about Rs. 94 Lakhs. Total Environment In That Quiet Earth is an ongoing project on about 37 acres with two- to four-bedroom apartments and four-bedroom villas. It is listed from about Rs. 3.01 Cr and is being delivered in phases, with Tower 8 targeted for the end of 2032.

The office clusters of north Bangalore are within reach from here, and the airport can be reached across the top of the city without passing through the centre. Journey times depend heavily on how quickly you can get from the side streets onto the main corridor.

The trade-offs follow from the setting. Internal roads can be narrower than the main corridor, so drive the approach at peak hours. In a phased project, confirm the RERA registration for the specific tower and the date promised for it, since later phases can run years behind earlier ones. For a resale flat in a completed community, ask for the occupancy certificate, the title documents and the association's maintenance charges. Also check water supply arrangements, which vary between older and newer developments here. Ask whether the project relies on borewells, tankers or a piped connection.
