Properties in Hafeezpet

Want quick access to HITEC City but a lower price than Kondapur? Hafeezpet lies between Miyapur and Kondapur in western Hyderabad, and it has both a lake and its own station on the suburban rail network. It filled in as the western corridor spread outwards. Buyers comparing flats in Hafeezpet are usually IT workers who want a short trip to the office without paying the rates next door. The Miyapur metro station is close as well.

The main home on offer is Vasavi Lake City by Vasavi Group, a completed apartment project. It is a large community of 1,845 homes on 17.5 acres, with 2 BHK, 2.5 BHK and 3 BHK layouts. Handover began in February 2025, so you can see finished homes and the shared facilities before you commit. Prices start at about Rs. 79 Lakhs, which places it in the upper middle of the Hyderabad market. Sreenidhi Builders also lists a completed commercial building here, with office units from about Rs. 90 Lakhs for investors.

Your travel options are better than in many western localities. The suburban railway station gives you a train link, the Miyapur metro gives you a second, and HITEC City is a short drive away. Try the route you would use every day at peak hour, since the roads towards the office belt get busy.

Price is the main reason to choose Hafeezpet over Kondapur, but check what you give up. A very large community means busy lifts, pressure on parking and a large residents' association. Ask how many lifts serve each tower and how car parks are allotted. Look up the project on the TS-RERA portal and confirm the occupancy certificate. Find out where the water comes from and how supply holds up in summer. For office space, ask about current tenants and the rent they pay before you buy.
