Would you like to walk, or take a short ride, to one of Hyderabad's biggest office districts? HITEC City in western Hyderabad changed the shape of the city after it was built from the late 1990s. It started with the Cyber Towers complex at Madhapur and now holds much of the city's IT employment. People searching for apartments in Hitech City are usually trying to live where they work. Offices come first here, so most homes are on the district's edges.

Two apartment projects by Cybercity are listed. Cybercity Marina Skies is finished, with 1,240 homes on 8.5 acres in 2 BHK and 3 BHK layouts. Cybercity Stone Ridge is being built on 12.3 acres, with 1,424 homes from 2 BHK to 4 BHK and possession from 2030. Starting prices run from about Rs. 68 Lakhs to Rs. 1.21 Crore, the upper middle of the market. Purva Summit by Puravankara is a completed office building, listed for investors.

The metro links the district with the rest of the city, which helps if you want to leave the car at home. Many offices are close enough for a short drive or a cab. Check how far your chosen project is from the nearest metro station and test the walk, including in the evening when you would come home.

An office district brings heavy weekday traffic and quieter weekends. Visit at both times before you choose. The two projects offer a clear choice: a finished home now, or a newer home with a long wait until 2030. For the ongoing project, look up the TS-RERA registration and compare the completion date with the sales promise. With more than a thousand homes in each project, ask about lifts, parking and water supply. Get a full cost sheet, including maintenance and club charges. For office space, ask about current tenants and rents before you buy.
