About Electronic City
For many people who work in south Bangalore's technology parks, the real question is not whether to buy in Electronic City but which part of it. The township was set up in the late 1970s as a planned industrial zone on the city's southern edge, and it now hosts Infosys, Wipro and many other technology firms. It is run by its own authority and works much like a separate town. We list it in the South zone. Buyers shortlisting apartments in Electronic City are usually choosing a home close to a known employer.
Apartments are almost the entire market, with a few villa and plotted layouts at the edges. Two and three bedroom homes dominate, pitched at people working nearby rather than at luxury buyers. Prices start near Rs. 23 Lakhs and reach about Rs. 2.71 Crore, which keeps this among the more affordable established corridors in Bangalore. Prestige Sunrise Park and Godrej Nurture Electronic City are completed large-format options, while Prestige Suncrest Apartments and ARATT Ayatana Residences are still under construction. Habulus Tranquil is a new launch with possession quoted from 2031.
Getting around changed once the elevated expressway took traffic off Hosur Road, making the drive to the city more predictable. That is why housing spread around the campuses themselves rather than only along the road into town. The Yellow Line metro now links the area with the city as well. Many residents still walk or take a short ride to work.
The trade-offs depend on the stage you pick. Completed buildings show you the real flat, but older ones may need repairs, so check lifts, pumps and waterproofing. For ongoing and new launch projects, look up the Karnataka RERA registration and compare its completion date with the one you are quoted. In every case, confirm the khata and occupancy certificate, and ask how the building gets its water.
