About Sarjapura Road

Why do so many Bangalore buyers end up on Sarjapura Road? The answer is geography: the corridor leaves the Outer Ring Road at Agara and heads south-east towards Sarjapur town, with Whitefield on one side and Electronic City on the other. Someone working at either tech hub can live here, and that two-way pull has kept demand steady even when one sector slowed.

The choice here is wider than almost anywhere in the city. Apartments dominate, but villas are a genuine option and plotted layouts are still being sold, which few corridors can offer. Three- and four-bedroom homes make up most of the stock, and starting prices on our listings range from about Rs. 19 Lakhs for a compact flat to Rs. 10.6 Crore for a large villa. Nambiar District 25 and Prestige City are big apartment townships under construction or newly launched. Godrej Woodland Plots suits buyers who want land, Adarsh Welkin Park mixes flats and villas, and Sobha Crystal Meadows is at the top of the villa market.

For getting around, the Outer Ring Road at Agara is the gateway into the city's office belt. A metro line from Sarjapur to Hebbal has been approved, and the Blue Line towards the airport is being built nearby. Both could change daily travel, but neither should be treated as open until trains are running.

The trade-offs come with the popularity. Traffic on the main road at peak hours is heavy, so time your commute before committing. Many projects are still under construction, with possession dates stretching into the next decade, so compare each RERA date with the builder's promise and their record on earlier phases. Water supply varies from one layout to another, so ask whether a project depends on borewells, tankers or a piped connection. For plots, confirm the layout approval, the khata and whether roads and drains are complete before you pay in full. Large townships also carry maintenance and club charges that grow over time, so read the cost sheet closely.

To compare, look at Kasavanahalli, Kodathi, Bellandur and Sarjapur town, which share the same East zone.
