Most buyers come to Devanahalli because of the airport, and then stay for the land. The town lies about 40 kilometres north of Bangalore and is home to Kempegowda International Airport, which opened in 2008. Anyone commuting daily into central Bangalore faces a long drive, so test your own route at peak hour before booking.

Distance from the city is the main trade-off, and resale can be slower than in established suburbs. With so many ongoing and pre-launch projects, check each one on the Karnataka RERA site and compare the registered completion date with the one quoted. For plots, confirm the land conversion, the layout approval, the khata for each plot and whether water, power and drainage are ready. Ask how soon schools, hospitals and shops are expected in a new layout.
