Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long corridors rather than evenly. Whether you want villas in Bangalore, a first apartment or a plot to build on, start by picking the corridor, then the home.

The zones and what each offers

The East zone carries the heaviest supply. Whitefield and Sarjapur Road lead it, with Varthur, Marathahalli, Bellandur and Hoodi around them, and this is where tech employment is densest. Purple Line trains now run all the way to Whitefield, with Kadugodi, Hopefarm and ITPL stations, and a further line from Sarjapur to Hebbal was approved in December 2024.

The North zone is shaped by the airport. Devanahalli, Yelahanka, Hebbal, Thanisandra and Hennur Road are its busiest names, and the Blue Line towards the airport is being built along the Outer Ring Road. The South zone runs from established JP Nagar, Banashankari and Koramangala out to Electronic City, Bannerghatta Road, Kanakapura Road and the Hosur Road belt. The West zone, from Rajajinagar and Yeshwanthpur to Tumkur Road, Mysore Road and Kengeri, mixes older neighbourhoods near the centre with highway corridors heading out of the city. The Central zone, including Ulsoor, Vasanth Nagar and Frazer Town, has very little land, so it trades mostly in redevelopment and resale.

Property types and price range

Apartments dominate every zone, and the 3 BHK is the format you will meet most often. If you are comparing flats in Bangalore, expect asking prices from about Rs. 16 Lakhs at the entry end to beyond Rs. 15 Crore for the largest homes, with most family buys landing between those extremes. Villas and row houses are mostly sold in gated communities, and Whitefield and Yelahanka both have a wide choice. The outer north and south still offer plotted land in large layouts, which is where most plots in Bangalore are now found. A smaller set of commercial units rounds out the market. Prestige Group, Brigade Group and Sobha Limited are among the most active builders, alongside Godrej Properties, Assetz Property and Puravankara.

How to shortlist

Begin with your commute. Draw a line from home to work, then look for localities within a realistic peak-hour drive or a short walk to a metro station on that line. Next, decide on the stage you can live with. A ready or completed home lets you inspect the actual flat and move in quickly, and a large share of the market is exactly that. New projects in Bangalore, by contrast, cost less upfront but ask you to wait years for possession. Then narrow by configuration and budget. Many buyers searching for 3 BHK flats in Bangalore find the same money buys much more space on the outer corridors than near the centre. Visit your final choices on a weekday and again at the weekend.

Paperwork before you pay

For any project still under construction, look up its RERA registration on the Karnataka RERA portal and compare the completion date filed there with the brochure. Ask for the title deed, the approved building plan and, for a finished building, the occupancy certificate. Check the khata, the encumbrance certificate and, for plots, the land conversion order and layout approval. Read the cost sheet line by line, since parking, club fees, maintenance deposits and taxes can add a large sum to the headline price of apartments in Bangalore. Pay a lawyer to check the title before any token amount changes hands, and keep every receipt in writing.
